Job Description

JJ Rhatigan & Company is one of Ireland’s leading Building Contractors, with operations throughout Ireland and the UK. We are currently recruiting an experienced Building Services Manager for Dublin.

Purpose of Position:

Be accountable for managing the Building Services Department to ensure that all Building Services systems and the overall project are delivered, installed and commissioned in a safe & efficient manner and in accordance with Project Programme, Quality, Environmental and Cost parameters and in turn ensuring satisfaction of all parties.  Assist with continually maintaining and developing the quality of the Company brand through successful delivery of projects utilising quality & efficient management skills. 

Key Duties & Responsibilities:

  • Building Services at project meetings including Building Services Meetings, Site Meetings, Client Meetings, etc.   
  • Liaise with the Company Contracts Managers to ensure the Building Services team manage the administration of the Contract and Sub-Contracts through notifications, correspondence, information flow and record management, etc. in compliance with relevant clauses and amendments and in conjunction with other Project team members. 
  • Liaise with the Company Contract Mangers to ensure the Building Services team manage the Financial Control of Projects by liaising with & assisting the Company Quantity Surveyors through all aspects of Building Services Sub-Contractor’s, Specialist’s and Supplier’s applications for payments, change control, deductions, final accounts, etc. as well as compiling & keeping accurate records throughout the project duration.  
  • Ensure the Building Services team plan and manage the project testing, commissioning, witnessing, verification, demonstrations, training and handover process of all Building Services.  
  • Liaise with and assist the Company Contracts managers, along with the Building Services & Project teams

 GENERAL 

  • Report to and take guidance and direction from Management.

  • Develop & maintain excellent written and verbal communication skills, including letter writing, reports, etc. 
  • Develop & maintain excellent problem-solving skills taking cognisance of safety, quality, programme and cost implications. 
  • Develop & monitor all aspects of Building Services team members performance. 
  • Liaise with the Company HR Department (HR to lead) in dealing with any disciplinary and under performance of Building Services Department team members. 
  • Ensure training needs for the Building Services Department team members are identified & implemented to ensure necessary improvements within their role and to ensure continued professional development of each staff member.  
  • Develop, implement, maintain and monitor Company Building Services procedures across all projects, and the Company as a whole.  Monitor & Report on the Department objectives in line with the Company strategy. 
  • Understand and comply with company policy in relation to software, Apps and information control/platforms usage and develop an acceptable level of knowledge to become proficient in the use of same. 
  • Ensure the Building Services team accurately fill out and update “M&E Monthly Project Reports” and present in a timely basis to the Building Services Manager, Contracts Managers and Commercial Mangers for review/presentation at monthly Project review meetings. 
  • Ensure Building Services Department team members produce and maintain “Lessons Learned” schedule throughout the life of all projects and share with team members and utilize to create efficiencies in all future works. 

 RELATIONSHIPS

  • Build and maintain strong working relationships with the Building Services Department team members, Project Teams and other Company Department teams/colleagues by developing and utilising strong interpersonal skills. 
  • Maintain and foster collaborative relationships with Clients, Design Teams, Sub-Contractors, Specialists, Suppliers and other relevant Stakeholders. 

 HEALTH & SAFETY

  • Comply fully with Statutory Health & Safety Standards and Regulations as well as with Company procedures and policy.  Assist the Company Health & Safety Department with the implementation of the Company H&S procedures and policy. 

 QUALITY

  • Assist the Quality Assurance Department in reviewing, updating and implementing the company Quality Assurance procedures and policy.  Oversee the Building Services Department team members in understanding the Company QA procedures and policy so that they can ensure the Building Services Sub-Contractors, Specialists and suppliers comply with Company/Project Quality Assurance & Quality Control procedures. 

TENDERING

  • Where required, and in conjunction with the QS/Estimating Department, manage the tendering of Building Services for specific tenders including 
  • Allocating necessary resources from the Building Services Department. 
  • Tender activities in accordance with Building Services Department procedures. 
  • Pre-Tender submission activities including recommending tender figures to the QS/Estimating Department for Building Services packages/elements. 
  • Post Tender & Pre-Award activities. 

SERVICES COORDINATION

  • Allocate and Manage the necessary resources from the Building Services Department to ensure the coordination process for Building Services on projects are carried out correctly and in accordance with Company procedures. 
  • Monitor and manage demarcations between the Building Services Departments and all other Company Departments. 
  • Prior to project commencement, ensure the Building Services Department teams review and understand the Building Services Design with particular emphasis on the adequacy of “Design Coordination” carried out and the “Buildability” of the Building Services elements with the building structure.   
  • Oversee the selection and appointment process for Building Services Sub-Contractors/Specialists & Design and Build Design Teams. 
  • Ensure the Building Services Department team schedule, agree and monitor Deliverables for all Building Services disciplines including Sub-Contractors, Specialists and Designers. 
  • Monitor and assist Building Services Department Team members to ensure they carry out the Services Coordination process in accordance with Company procedures. 
  • Liaise with Company Contracts Managers to ensure the Building Services Department team members are efficiently, adequately and accurately representing and reporting on B e/eliminate/mitigate the effects of all project risks. 
  • Liaise the Company Contracts Managers to ensure the Building Services team assist with post hand-over/defects period tasks/activities including managing the timely closing out of all Building Services additional works, snagging & de-snagging, seasonal commissioning, problem solving, maintenance implementation, etc. 
  • Liaise with the Company Contracts Manager & Commercial Team to ensure the Building Services team manage all aspects of Dispute Resolution in relation to Building Services on projects. 

Requirements

  • Experience in the Construction Industry is essential for this role.
  • Construction related Degree
  • Minimum of 5 – 10 years +’ experience with a Main Contractor in Ireland or the UK
